Lenders weigh your debt-to-income ratio, credit, down payment, and loan program. This calculator models the income-and-debt part, which is usually the binding constraint, but only a lender can tell you what you qualify for.
Not necessarily. The number here is what the arithmetic supports, not what will feel comfortable. Many buyers deliberately shop below their maximum to leave room for maintenance, furnishing, and savings.
Enter a conservative figure. Lenders generally average self-employment income across two years, so a strong recent month is unlikely to be counted in full.
