What it's like

Living in Garden City

The city's own history page describes a 4.2-square-mile enclave. Boise lies north, east and south, and Eagle lies west, with the State Capitol just 1.6 miles to the east. Chinden Boulevard (US 20-26) runs parallel to the river's south bank. The river and State Highway 44 form the northern edge. Bogus Basin is about 18 miles away.

East of 37th Street, both sides of Chinden fall inside the Surel Mitchell Live-Work-Create District. Garden City created the district in 2007 so artists and makers could live and work in the same building, and named it for the local artist who championed the idea. Her former home now runs as Surel's Place, an artist residency.

Housing here is more mixed than in most of Ada County. The Census ACS 2020 to 2024 (B25024) counts only about half of Garden City's homes (51.1%) as detached single-family houses, while 13.7% are mobile or manufactured homes. Owners occupy 63.1% of homes, compared with 70.8% countywide (B25003). Median year built is 1995 (B25035).

Where to look

Garden City neighborhoods and areas

Here are some named pockets, each with a public source:

  • Riverside Village. The HOA lists 149 homes, 12 ponds and a lake on the north side of the Boise River, west of Glenwood. The neighborhood was built in the early 1980s on land that once held a small airfield, and a nature path follows the river.
  • The Plantation and The River Club. Garden City's zoning code names the subdivisions around The River Club golf course: Plantation Acres No. 1, Plantation View Village, Savannah Greens No. 4 and Wedgewood Greens. A separate River Club plan area along State Street allows mixed-use and higher-density housing.
  • Waterfront District. Riverfront townhomes and houses near 36th Street and North Adams Street, close to the pedestrian bridge across the river.
  • Live-Work-Create District. The Chinden corridor from the east city limits to 37th Street, mixing studios, older homes and new infill.
  • Heron Commons (planned). In May 2026, BoiseDev reported the city was drafting a plan for about 34 acres between East Heron Park Street, Waterfront Park and Clay Street. It's still only a plan.
