What it's like
Downtown Caldwell centers on Indian Creek Plaza, an urban square built on the old King's Variety Store site. It opened in July 2018 as part of the city's restoration of the Indian Creek greenway, according to Destination Caldwell. The plaza has fountains in summer and an outdoor ice rink in winter, and the restored creek runs beside it.
Beyond downtown, the calendar runs from the Caldwell Night Rodeo to tasting rooms on the Sunnyslope Wine Trail southwest of town. Builders in the area also point to Lake Lowell and the Deer Flat refuge for boating and open water.
The housing stock spans more than a century. ACS 2020–2024 estimates (B25034) show 56.1% of Caldwell's homes were built in 2000 or later and 29.2% before 1980. About 79% are detached single-family houses (B25024), and 73.0% are owner-occupied (B25003).

The ACS 2020–2024 value (B25077) is what owners estimated across 2020–2024. Use it to compare Caldwell with other cities, not to price a house.
Caldwell's average commute is 24.6 minutes (ACS 2020–2024, S0801). That's shorter than the 28-plus-minute averages in Kuna and Emmett, partly because more than a third (36.2%, B08008) of Caldwell workers stay in the city for their jobs. Interstate 84 crosses the north side of town toward Nampa, Meridian and Boise, and 41.3% of commutes take 30 minutes or longer (B08303). About 12.1% of workers work from home (B08301).

Yes. Any of our three licensed agents, Jennifer Carr, Travis Bolen or Mira DiMaggio, can represent you on a Caldwell purchase or sale.
Two districts split it almost evenly. Census Bureau boundary files place about half of Caldwell’s land in Caldwell School District No. 132 and half in Vallivue School District No. 139, with a fraction of a percent in Nampa School District No. 131. Because the line runs through town, look up each address with the district.
It depends on the subdivision. The city’s own Caldwell Municipal Irrigation District, set up in 2005, runs pressurized systems for a published list of communities. Elsewhere the water comes from Pioneer Irrigation District, whose service area covers about 70% of the city on state maps, or from districts such as Caldwell Lateral, Canyon Hill and Wilder. CMID bills go out in February and are due April 1.
Neither town has its own public market report. Ask one of our agents about recent sales in either.
