Selling

Recently sold and proven results

Results are the honest measure of a listing agent. Since 2015 we have closed more than $250 million in Treasure Valley sales and rank among the top 1% of Idaho firms. The most useful proof, though, is specific to you, so we'll share real, dated comparable sales for your neighborhood on request.

A track record across price points

Our experience spans first homes, move-up houses, custom builds, and luxury properties across Boise, Meridian, Eagle, Star, Middleton, and Nampa. That range matters: pricing and marketing a starter home is a different craft than positioning a design-forward custom build, and we have done both.

With over $250 million in closed sales and a consistent place in the top 1% of Idaho firms, the pattern behind those numbers is what counts, homes prepared well, priced right, and marketed to the buyers most likely to act.

How we read comparable sales

A comparable sale, a "comp", is a recently closed home similar to yours in location, size, condition, and features. Comps are the foundation of an accurate price, but only when read carefully rather than averaged blindly.

  • Recency, closed sales in the last several months carry the most weight
  • Proximity, same neighborhood and school boundaries first
  • Condition and finish level, not just square footage
  • Lot, views, and setting, which can move value significantly
  • Concessions and terms hidden behind the headline price

What recent results mean for your price

Closed comps tell you what buyers have actually paid; active and pending listings tell you what they are responding to right now. We read both to set a launch price that attracts strong early interest without leaving money on the table.

Because we are candid rather than optimistic, the number we recommend is one you can trust, grounded in real, verifiable sales, not a figure designed to win the listing and then chase the market down with price cuts.
